Sign the Substitution of Trustee in front of a notary and return the original wet signatures to our office along with the original Note, Deed of Trust, completed documents sent to you and check to begin the foreclosure process.
The Substitution of Trustee form can be prepared for you any time before you are ready to proceed with the foreclosure. We highly recommend you request the form now so you have time to complete and return the original form to our office. The original document will be recorded with the county recorder.
Return all documents by mail, certified mail or overnight delivery. Credit card and online checks are accepted. Please ask for the payment link.
Upon receipt of all items from you, we will prepare and record the Notice of Default to begin the foreclosure process. You or your loan servicer will respond to any requests for Demand for Payoff or Reinstatement Letter. After three months, we will contact you to proceed to the posting and publication phase. The sale date will be set. This phase of foreclosure is the Notice of Sale and is followed by the Trustee's Sale.
